It won’t make a safety call for you
Gas, electrics and anything that makes a property unsafe go to a person on the strictest reading of your rules. It doesn’t decide whether a smell of gas can wait until changeover, and it never tells a guest it’s probably fine.

It can apologise, log a complaint properly and tell a guest exactly when they’ll hear from you. It won’t offer money, a discount or a night off the bill — those are yours to decide, and a stranger giving them away at midnight costs more than the call ever did.
It won’t defuse a guest who is already furious
Somebody who arrived at eleven, couldn’t get in, and has spent an hour on hold with a booking platform. It recognises that and hands over fast. It doesn’t try to save the review, because by then only you can.

Most of what a guest rings about is answerable from information you already have, if it’s written down somewhere. Where it isn’t, the agent escalates and you get the call anyway. More than one client has found the first month’s real work was writing the property notes, not building the agent.

Week one – mapping

Week two – build and test
We build the agent, connect it to your booking or property management system, and load your property notes — access, appliances, wifi, parking, the quirks. It’s tested against real guest calls from your own history rather than invented ones.
Week three – live, watched.
It goes live with every call reviewed. We tune the escalation rules based on what actually happens, because the first fortnight always teaches you something the mapping didn’t.

This is where the agent gets genuinely good. We listen to live calls and refine against the situations nobody predicted: the guest who says the heating is broken when it’s on a timer, the caller who rings about the wrong property, the accent the agent keeps mishearing.
Thresholds get adjusted where the agent is passing you things it could have solved, or solving things you’d rather have known about. Most of the difference between an agent that works and one that frustrates people is made in this window, not at build.

Can it actually let a guest in?
It can give a keysafe code or a door code to a verified guest on a confirmed booking, if you’ve told it to. Where a lock has genuinely failed it reaches your local contact with the property and the guest’s number, rather than leaving somebody on a doorstep with a phone number to try in the morning.
What happens with a noise complaint from a neighbour?
It takes the property, the time, what’s happening and the caller’s details, tells them it’s going to the manager tonight, and escalates by whatever route you’ve set. It doesn’t ring the guest and it doesn’t promise an outcome — that call is yours.
Does it work if I only have three properties?
Honestly, probably not yet. Under about ten properties the call volume rarely clears a four-figure build inside a year, and a self-serve platform with your property notes loaded will do most of it. We’d rather tell you that now than take the build fee.
How long until it’s ready for the season?
Around three weeks to go live and four to eight weeks of tuning against real guest calls, so start about two months before your season does. Going live in the middle of August is possible and it isn’t how you’d want to do it.
